Refinancing a $1.8m loan in Mosman is a different exercise from refinancing a $450,000 loan in an outer suburb. Same product, different constraints — and the advice written for the national average doesn't transfer cleanly.
We're based on the Lower North Shore and most of our clients are here. This is what we actually see across Mosman, Cremorne, Cremorne Point, Neutral Bay, Kirribilli, Cammeray, Northbridge and Balmoral.
Large loans get the sharpest pricing — if you ask
Lenders price by loan size as well as by LVR, and the tiers are real. A loan above $1m typically accesses discounts unavailable at $500,000, and several lenders have a further tier above $2m.
The catch is that these discounts are discretionary and negotiated, not advertised. A borrower who settled in 2021 at what was then a competitive rate is often sitting well above what the same lender would offer them today on the same balance — and the bank has no reason to raise it.
For a loan of this size, the arithmetic is unforgiving. Half a percentage point on $1.8m is $9,000 a year. That is worth a phone call. The loyalty tax covers how to make that call properly.
The DTI cap bites harder here than almost anywhere
This is the local issue that has changed most in 2026.
Since 1 February, banks can write no more than 20% of their new mortgage lending to borrowers at six times income or above, measured quarterly and capped separately for owner-occupiers and investors.
Lower North Shore property values mean a household on genuinely strong income can cross six times without anything unusual in their finances. A couple earning $350,000 gross with a $2.1m mortgage is at six times before you count a car loan or credit limits. They are not overextended by any sensible measure. They're simply on the wrong side of a portfolio quota.
The practical effect is that lender selection and timing matter more here than in most of Sydney, and applications that would have sailed through in 2024 now need to be placed deliberately. We've set out the workarounds in the 6x DTI cap, explained.
Valuations: the local quirks
Harbour views get valued conservatively. An automated valuation model reads bedrooms, land size and recent comparable sales. It does not read the view, the aspect or the renovation. On the peninsula suburbs — Cremorne Point, Kirribilli, Balmoral — automated valuations routinely come in well under market, which can push you into a worse LVR tier or knock out a cash-out request entirely.
If your property has a feature that sales data doesn't capture, push for a full valuation rather than accepting the desktop figure. Lenders will order one on request, and brokers can often specify it upfront.
Strata and apartment lending. Older walk-ups and smaller blocks around Neutral Bay, Cremorne and Kirribilli occasionally trip lender policy — minimum floor area (commonly 50sqm, sometimes 40sqm), high-density postcode restrictions, or a strata report showing significant deferred maintenance or a special levy. These vary by lender. A property one bank won't touch is unremarkable to another.
Heritage and unusual titles. Company title and some heritage-listed properties around Kirribilli and Mosman are accepted by a narrow set of lenders. Worth identifying before an application, not after a decline.
Investment and portfolio structures
A large share of local refinances involve more than one property. Two things to get right:
Don't cross-collateralise by default. Lenders will happily take two securities against one loan because it's simpler for them. It's rarely better for you — it ties your properties together, makes selling one harder, and hands the lender more control than necessary. Standalone loans with separate securities are usually the right structure, and you have to ask.
Keep deductible and non-deductible debt clean. If you've used equity from your home to fund an investment purchase, how that lending is split affects your deductions. Get the structure in front of your accountant before settlement, not at tax time.
Who we can and can't help quickly
A straightforward refinance — PAYG income, clean conduct, sub-80% LVR, DTI under six — is generally four to eight weeks from application to settlement and doesn't need to be complicated.
Where it takes longer, and where local advice earns its keep:
- Self-employed borrowers and business owners without two years of returns (more here)
- Bonus and equity-based remuneration, which lenders treat very differently from one another
- Portfolios above three properties
- Anyone whose DTI sits above six
- Company title, heritage, or small-floor-area apartments
Frequently asked questions
Do I need a local mortgage broker to refinance?
Not technically — everything can be done remotely. Local knowledge helps most with valuations, strata and property-type policy in specific buildings and suburbs, which is where Lower North Shore refinances most often come unstuck.
How much can I save refinancing a $1.5m loan?
It depends entirely on your current rate and LVR, but on a loan that size a 0.4% improvement is roughly $6,000 a year. Larger loans generally access sharper discretionary pricing, which is why the gap on an older loan tends to be bigger, not smaller.
Can I refinance if my apartment is under 50sqm?
Some lenders won't lend on apartments under a minimum internal floor area, commonly 50sqm and sometimes 40sqm. Others will, at a lower LVR. It's a lender-matching problem rather than a dead end.
How long does a refinance take?
Typically four to eight weeks. Discharge from the outgoing lender is the most common cause of delay, so it's worth lodging the discharge authority early.
