Your Lower North Shore Mortgage Broker

Cumulus Capital is based on the Lower North Shore, and most of our clients live within a few kilometres of us. We know the difference between a 1960s walk-up in Neutral Bay and a new tower in North Sydney, and why that matters to a lender's valuer.

Ex-ING Head of Mortgages · 40+ lenders · MFAA Approved Broker

Founded by a former Head of Mortgages at ING with 15+ years across CBA, Westpac, Macquarie and ING, we compare 40+ lenders to find the right structure, not just the lowest headline rate.

What's different about lending on the Lower North Shore

Higher loan sizes

With many house medians above $3 million, loans often reach the size where lenders apply extra assessment, tighter LVR limits or private-banking pricing. Choosing the right lender for your loan size matters.

Older strata

Much of the apartment stock is 1960s–80s strata. Lenders and buyers both need to look closely at building condition, special levies and strata records.

Small apartments

Many lenders set a minimum internal size for apartments, so some studios and compact one-bedders in Kirribilli, North Sydney and Neutral Bay only suit certain lenders.

Heritage and renovation

Conservation areas in Mosman, Cremorne and Neutral Bay shape what you can build, which affects construction and renovation loans.

New high-density

Metro stations at Crows Nest and Victoria Cross and the rezoning around them bring off-the-plan purchases, which can value differently at settlement than at contract.
